“Urban Renewal Area” for Chippendale dropped

Last week community representatives were shown preliminary plans for today's Workshop reported the Coalition Chippendale Community Groups in a handout to the Urban Design workshop in Chippendale on 19th September 2007.

Prepared by Consultants engaged by the City, these plans showed a major part of our local Heritage Conservation Areas "revoked" for the purposes of introducing an "Urban Renewal Area", allowing 5 to 8 storey developments.

The news, highly controversial was at a complete discord with longstanding promises from Council to enhance and protect our heritage village, particularly in view of the Brewery site's redevelopment.

For locals not familiar with the Brewery Site, a "Masterplan" for the site's redevelopment was approved earlier this year. This more than doubles our local residential/working population (8,000 + people) and includes multi high rise towers.

Fortunately follow up discussions over the last 2 days, has confirmed Councils' intent to protect our heritage areas, with the City supporting planning controls that retain and enhance our village.

We are advised the "preliminary" Study shown last week, was the consequence of miscommunication between Council and their Consultants. Not wishing to pre-empt today's Workshop, we believe it important to alert you to this latest development.

We will continue to urge Council to ensure:

  • The current bulk and scale in our village is protected
  • "Contributory" and "Neutral" buildings are preserved and enhanced for the purposes of preserving our unique heritage precincts, which includes a mixture of Victorian, Gothic, pre and post war industrial architecture, considered by experts as unique in Sydney.
  • An updated Heritage Grading map is fast-tracked
  • The City urgently allocate additional funding (over and above the brewery site redevelopment) for the purposes of land buybacks to increase critical and much needed open space shortage
  • The City ensure all documents in relation to the targets (residential and working population increases) set out by the Department of Planning, including briefing papers are released to the community
  • The current residential land use mix is protected
