There are concerns that Department of Planning instructed City of Sydney to increase heights in their City plan for Ashmore Precinct. This public meeting will be attended by the Lord Mayor to discuss the controls proposed. The controls go off exhibition on 4 April.

Below is the text of a letter from the Lord Mayor of Sydney to Residents about the proposed change to the planning controls.

Dear community member,

Ashmore Precinct — Draft City Plan Changes to Planning Controls

The City Plan Draft Local Environmental Plan and Draft Development Control Plan are on public exhibition until 4 April 2011. Before placing the City Plan on exhibition, the Department of Planning outrageously directed the City to change its proposed planning controls for two adjacent sites at 57 Ashmore Street and 165-175 Mitchell Road, in the Ashmore Precinct. The City is holding a community briefing on

29 March 2011 to explain these changes and what the implications are for the area.

Where is the Ashmore Precinct?

The Ashmore Precinct is shown in the diagram below. It is bounded by Ashmore Street to the north, Mitchell Road to the West, Coulson Street to the south and the railway line to the west.

What are the key changes requested by the Department of Planning?

•    Increase in floor space ratio from 1.75:1 to 2.75:1;

•    Increase in maximum building heights at 57 Ashmore Street from 35m to 60m (from 9 storeys to 19 storeys) and;

•    Increase in building heights at 165-175 Mitchell Road from 25m to 60m (from 7 to 19 storeys).

What do these changes mean?

From the studies that the City completed when developing the City Plan controls, as well as additional work no underway assessing the landowner's proposed controls its is likely that the changes will have a significant impact on the area including:

•    high density towers;

•    increased traffic;

•    loss of regional views; and

•    significant overshadowing.

Community briefing

A community briefing session will be held on Tuesday 29 March, from 6.30pm to 7.30pm at the main hall, Erskineville Primary School, 13 Swanson Street, Erskineville Road, Erskineville (please enter from Malcolm Street).

At the briefing, the City will present its proposed planning controls and impacts of the changes. The landowner, Goodman, will also make a presentation to explain the rationale for the changes they are seeking.

We encourage you to come to the community briefing on March 29 to find out more about the changes to the planning controls. You will also have the opportunity to talk to City Planning staff.

Make a submission

The City of Sydney is interested in hearing your comments on the proposed changes. Submissions must be made in writing by 4 April 2011, however late submissions will be received. Submissions should be addressed to:
